We were delighted to be appointed to partner with Lincoln Golf Club as part of one of our latest projects to secure planning permission for their new PGA Golf Pro studio.  The new studio will allow players to practice and perfect their golf swing under the guidance of their resident PGA Golf Pro.  Consultancy Services provided:

  • Detailed Planning Statement with policy analysis and analysis of leisure sector
  • Flood Risk Assessment (Development in Flood Zone 3)

Major Commercial Development at RSM Maintenance. Planning application approved - all services delivered by Fytche-Taylor Planning, Lincoln

Major commercial development - 9,000sqft light industrial, newton-on-trent

A major extension including new offices, 9,000 sq. ft commercial space, meeting rooms and welfare facilities at the head offices of RSM Maintenance Ltd, a contractor delivering services for Highways authorities throughout the UK.  Planning approved in just 11 weeks. Our in-house services included:

  • Full design and architectural works
  • Flood Risk Assessment (Flood Zone 3)
  • Planning Statement inc detailed planning policy analysis
  • Preparation and submission of full planning application and liaison with the LPA

Major Residential Planning Application - Design and Access Statement prepared by Fytche-Taylor Planning Ltd

Major Residential Development - Nettleham, Lincoln

Appointed by Truelove Property and Construction Lincoln to undertake a review of the planning application for a development of 68 residential dwellings on an allocated site in Nettleham near Lincoln.  We were commissioned to provide a detailed Design and Access Statement that responded to the full design requirements of the Nettleham Neighbourhood Plan, Central Lincolnshire Local Plan and National Planning Policy.  Consultancy Support:

  •  Preparation of a Design & Access Statement for 68 new homes
Planning Permission Granted for the Change of Use and Conversion of the former Golden Fleece, Louth. Planning Services by Fytche-Taylor Planning, Lincoln

Former Golden Fleece pub - residential COU development - kidgate, louth

Change of Use and conversion of a long-term empty former public house in Louth, Lincolnshire to form 3 new residential dwellings.  The site is positioned at the heart of the Conservation Area in Louth with Listed Buildings positioned on three sides.  Access was complex, via an under-croft between residential dwellings off a one-way street.  Consultancy  Services Provided:

  • Integrated Planning Statement with detailed policy review and an analysis of the pub sector to justify and overcome the impact of loss of a public house within the town centre
  • Heritage – Preparation of a Heritage Impact Assessment (Listed Buildings to 3 sides, site inside a Conservation Area)
  • Design and Access Statement
  • Preparation and submission of the planning application, plus liaison with the LPA throughout.
Planning permission granted for the conversion of agricutural buildings in Northorpe Lincolnshire. Planning services provided by Fytche-Taylor Planning, Lincoln.

Design Studio, Office & Residential - Grange Farm, Northorpe, Lincolnshire

2 – planning applications: This project involved collaboration with a multi disciplined team, successfully achieving planning permission for the conversion of former barns, implement store and grain store at an historically important farmstead in Northorpe. Consultancy services we provided included:

  • Provision of a detailed planning statement to support the applications post submission focussing on the heritage considerations, justification for retention and reuse of the buildings and overcoming the restrictions around development in the open countryside 
Residential Planning Application - Permission Granted in Bishop Norton. Fytche-Taylor Planning Ltd, Lincoln, Lincs

Residential - full planning permission for 3 dwellings, bishop norton

Our clients, a local developer, approached us to help secure planning at a fantastic spot in Bishop Norton, Lincs. The site gained full planning permission with potential heritage issues overcome. Planning consultancy services included:

  • Integrated Planning Statement with planning policy analysis
  • Design and Access Statement
  • Preparation of the full application and liaison with LPA up to approval
Holiday Lodge near Lincoln with planning application prepared by Fytche-Taylor Planning, Lincoln

Second bespoke holiday lodge, torksey lock, lincoln

Planning permission successfully achieved for the construction of a new holiday let adjacent to the Fossdyke Navigation Canal in Torksey Lock.   The project required a number of planning constraints to be overcome. In-house planning consultancy services provided included:

 - Planning statement with detailed analysis of tourism in the local area to support the development
 - Design and Access Statement
 - Heritage Impact Assessment (proximity to Listed Heritage Assets)

Residental development - planning application prpeared by Fytche-Taylor Planning Ltd, Torksey, Lincoln

Residential - subdivision of dwelling and annex - lincoln

Our clients approached Fytche-Taylor Planning to assist with the sale of their property.  The dwelling featured two large residential annexes. We secure permission to subdivide the curtilage and gain planning permission for one of the annexes to serve as a separate residential dwelling.  This allowed the house to be sold quickly and the new (former annex) to retained, significantly increasing their financial return. Planning services provided in-house:

Outline Planning Application for the development of 5 new residential dwellings on agricultural land in Sturton by Stow. Approved by Planning Committee in early 2020.  For this site, we had an agreement with the landowner whereby we fully funded the planning application on the basis that were it successful, we would purchase the site. The plots are now for sale - details for remaining plots here.  Full in-house services included:

The clients were a local developer, renowned for the bespoke homes and high-quality design.  They approached us to help secure planning in South Clifton, Nottinghamshire.  Consultancy services provided in-house included:

Residential Development - 5 dwellings - torksey lock, Lincoln

The clients for this project approached us to consider the planning potential of a large paddock situated to the rear of their property. Having previously failed to gain consent for one dwelling with a different consultant, we approached the process afresh and compiled a strong planning case supported by a detailed analysis of local housing supply and constraints. We successfully gained planning permission for 5 dwellings in just 7 weeks!  Full in-house services included:

 - Full design and architectural drawings
 - Flood Risk Assessment (Flood Zone 3)
 - Detailed Planning Statement with a technical analysis of constraints elsewhere in the village
 - Preparation and submission of the application, plus full liaison with the LPA until approved.

Our clients approached us with a challenge of overcoming the heritage and flood risk constraints – we did and the property now known as ‘Lock Lodge’ has been converted to a stunning waterside holiday let.  Full planning services included Preparation of the Planning Application, Liaison with the LPA, Heritage Impact Assessment, Flood Risk Assessment (Flood Zone 3), Planning Statement and Design and Access Statement. The client was so impressed they came back and we successfully gained planning permission for a second bespoke new-build unit alongside!
