Collingham, Nottinghamshire – Planning Appeal Won & Full Costs Awarded | Fytche-Taylor
Fytche-Taylor Planning secured full planning permission and full costs at appeal for a residential site in Collingham, Nottinghamshire, overcoming delays and procedural errors by the LPA.
Permission Granted, Appeal Won & Full Costs Awarded!
Fytche-Taylor Planning successfully secured full planning permission for a single-dwelling residential site in Collingham, Nottinghamshire, alongside a full award of costs against the Local Planning Authority (Newark & Sherwood District Council). This case highlights our ability to manage complex appeals, protect client interests, and achieve commercially and technically robust outcomes.

The Challenge & Our Planning Strategy
The site was located within Collingham Conservation Area, in close proximity to neighbouring properties, and included an outbuilding beyond repair previously used for domestic storage. We prepared a detailed, sensitive design proposing a modern, efficient, and sustainable home in the village centre.
Despite submitting a meticulous planning application, supported by a professional heritage assessment, the Council failed to determine the application, resulting in lengthy delays and uncertainty for our client.
Our Role & Approach
To overcome this, we proactively pursued the appeal for non-determination route, aiming not only to secure a positive outcome from the Planning Inspectorate, but also to demonstrate that the LPA had failed in its duty to progress the application professionally.
Our work included:
Preparation and submission of a comprehensive appeal, including all supporting technical and heritage evidence.
Strategic management of the appeal process to highlight procedural failings.
Liaison with the Planning Inspectorate to ensure the case was fully understood and robustly represented.
Outcome & Impact
The appeal was upheld, granting full planning permission.
Our second appeal for costs was awarded in full, underscoring the LPA’s unprofessional handling of the application.
The approved design delivers a modern, sustainable home within a sensitive conservation area, respecting neighbours and contributing positively to the local environment.
Key Takeaways
Proactive management of non-determination appeals can secure decisions when Councils fail to act.
Expert planning and heritage assessment are critical when working within sensitive conservation areas.
