Professional ADVICE: Planning Applications & Support for Gaining Planning Permission
Where do you begin? Planning can often feel like a very complex process. It is sometimes difficult to know where to begin and who you need to speak to in order to get things started. Understanding whether your development stands a good chance of getting planning permission is therefore a great place to start.
We like to keep things simple and have built our reputation on making sure that all of our clients receive clear and honest advice about their land or a proposed development. Whatever your idea, make sure you get advice right from the start .
In most cases our starting point is a discussion with clients - either face to face or by phone - to talk through the different development options for their land or any existing ideas they have. Normally this involves asking for some basic details about the site so that we can build up an accurate view of the local area and the main planning considerations that are likely to apply.
Following this we will provide you with a clear and straightforward assessment of what further work is necessary to put a planning application together, as well as the likely costs. We will also be up front about any difficulties the proposal might face along the way. Our professional and experienced team have extensive knowledge across the planning and development sectors, covering all forms of construction.
Whether you have a major development or more bespoke smaller project in mind, at Fytche-Taylor Planning we take pride in handling all of the Planning Application requirements on your behalf. We will focus on keeping both your costs and your exposure to risks to an absolute minimum.
Got an architect in place or have created plans already? We offer in-house architectural design for all construction projects, including post-planning support to ensure full building regulation compliance and assistance with building control applications too.
Our services are bespoke to each project; some clients will have already appointed an architect, and that’s fine too. We can produce plans for all forms of construction in-house, but also work in collaboration with a range of local architects and architectural designers and so where an architect is already on-board, we’re very happy to work alongside them and provide support on the planning side only. All we will need from your own architect is full copies of all plans they have produced in PDF.

Planning Applications: Working with you at every stage
We act as your agent, preparing the planning application and architectural plans, plus arranging for any supporting technical information that may be required. Then, once your proposed development is ready to go, we will submit your application and liaise with your Local Planning Authority (the local Council) whilst it is being determined.
Examples of services we commonly provide include; Scaled drawings (Site Plans, Block Plans and Building Designs), Site Assessments (such as flood risk or heritage assessments) and Design & Access Statements. If you have your own architects, we can work in partnership with them at every stage too.
The Planning Process
Once submitted, it can take your Local Planning Authority between 8 and 13 weeks to issue a decision, depending on the scale of the development proposed. More complex major developments may take longer, subject to agreement with the Planning Authority. During this time we will keep you fully informed of progress, attend any meetings and will respond to any enquiries we receive to make the process run as smoothly as possible.

We understand that the road to Planning Permission does not always run smoothly.
