The Planning Application Process Explained
Initial Consultation
Setting Your Project Up for Success - Your project begins with understanding your vision. After your enquiry, a senior team member will contact you - or your representative - to gather the information needed to assess your site.
Planning applications can be complex and costly, often requiring technical reports and detailed plans. Engaging an experienced planning consultant early helps reduce risks and improve the chance of success.
We usually recommend starting with a Planning Appraisal, offering practical advice on your site’s development potential. Two appraisal levels are available to suit your project, and an on-site survey may be included to guide your strategy.
In some cases, a face-to-face meeting - either on site or at our office - can help identify opportunities and flag Planning Permission or Building Regulations considerations early.
Whichever approach works best, we’ll provide a clear fee proposal outlining the next steps.
Assessing Options & Next Steps
Once we understand your site and objectives, we assess the most effective route forward. This may include a planning application, pre-application enquiry or further site investigations.
We consider feasibility, risk, cost and timescales to develop a clear and practical strategy. By exploring options early, we reduce uncertainty and create a strong foundation for a successful outcome.
Preparing Your Application
We manage the full planning application process, from design through to submission and decision.
This includes preparing drawings, coordinating technical reports and liaising with the Local Planning Authority throughout.

Full application preparation and submission
If you already have an architect, we work collaboratively to integrate their designs into a fully coordinated planning submission.
Application Timeline
Most householder and minor applications are determined within 8 weeks, with larger or more complex developments typically taking around 13 weeks.
Where additional time is required, an extension may be agreed with the Local Planning Authority. If delays occur, there may be options to appeal for non-determination.
We guide you through the process and keep your project progressing efficiently.
Other Services
We provide ongoing support beyond the application stage, including advice on neighbouring developments, consultation responses and planning appeals.
If your application is refused or requires revision - and in most cases even where we were not involved in the original application - we can advise on the most effective next steps, whether that involves resubmission or appeal.
