Full Planning Permission and Listed Building Consent to create 4 new homes

Full Planning Permission and Listed Building Consent Granted (February 2023):  We are delighted to have achieved full planning permission for new homes in Tealby.  The approval of the detailed planning application and the associated Listed Building Consent marks the successful conclusion of a stunning and unique project, for a truly exceptional client.

Set within the Lincolnshire Wolds and the Tealby Conservation Area, and within the grounds of the Grade II listed Vale Farmhouse, the works permitted will involve the conversion and partial restoration of 5 curtilage-listed 19th century stone holiday cottages to form two new dwellings.  

On the adjacent land, two new-build cottages have been approved, both sensitively designed by our in-house architectural design experts to integrate into their picturesque setting. 

Works will involve the demolition of an existing agricultural building to reveal the eastern elevation of the existing cottages, which will need to be rebuilt and sensitively restored back to their original form and appearance.

Since the application site is within the designated Area of Outstanding Natural Beauty (AONB) of the Lincolnshire Wolds, careful attention to the design and landscaping details has been essential throughout.  With the exception of the Heritage Impact Assessment, all work was carried out in-house, and included;

  • Measured building surveys, coordination of topographic survey
  • All architectural plans (existing and proposed)
  • Design and layout solutions, landscape planning and material schedule
  • Pre-application enquiry and liaison with the Local Planning Authority throughout
  • Aerial and site photography
  • Full planning application preparation, including planning policy assessment Planning Statement and Design & Access Statement
  • Listed Building Consent Application
  • Flood Risk Assessment with draft Drainage Strategy
