From Concept Sketch to Planning Permission
Hampstead House is a bespoke self-build family home in the sought-after village of Sudbrooke, near Lincoln. Working closely with our clients from the earliest stages of the project, we transformed their initial ideas into a carefully considered design that balanced contemporary architecture with planning policy and the unique characteristics of the site.

The Project
The site, previously occupied by a small detached bungalow, offered the opportunity to create a substantial replacement dwelling tailored entirely to our clients' requirements.
The proposed home extends to approximately 6,125 sq ft (570 m²) and has been designed around modern family living, combining generous internal spaces with a contemporary architectural style that complements its surroundings.

The Outcome
What began as a large plot occupied by a small bungalow in need of complete renovation evolved into the creation of a truly exceptional family home.
Despite initial concerns from the Local Planning Authority regarding the significant increase in the scale and height of the proposed replacement dwelling, the quality of the architectural design and a carefully considered planning strategy successfully addressed these issues, resulting in the grant of full planning permission.
The project demonstrates how combining thoughtful architectural design with robust planning advice can overcome complex planning challenges and help clients deliver ambitious self-build homes with confidence.
The Process: From an Initial Idea to an Exceptional Home
Every successful self-build begins with a vision. In this case, our clients approached Fytche-Taylor with an ambitious brief and a simple hand-drawn sketch illustrating how they imagined their future family home.
Working collaboratively from the outset, we transformed those initial ideas into a carefully considered architectural design, refining the layout, proportions and appearance through a series of design iterations. Throughout the process we balanced the clients' aspirations with the planning policy requirements and the characteristics of the site, ensuring the proposal remained both ambitious and achievable.
The project centred on replacing a modest bungalow with a striking contemporary family home extending to approximately 6,125 sq ft (570 m²). Every aspect of the design was developed to maximise the potential of the generous plot while creating a high-quality home tailored to modern family living.
Although the proposal represented a significant increase in the scale and height of the existing dwelling, we worked closely with the Local Planning Authority to demonstrate that the quality of the design and its relationship with the surrounding area justified the replacement. Through careful planning, detailed design work and a robust planning strategy, the concerns raised during the application process were successfully addressed.
Full planning permission was subsequently granted, enabling construction of this exceptional self-build home to begin.
