The redevelopment of The Willows forms part of a comprehensive, multi-layered strategy for the site. This has included securing full planning permission for seven new homes through conversion and partial demolition of existing buildings, masterplanning the wider site, and managing condition discharge applications. Our team also prepared a S.73 application for two additional dwellings, including the removal of an occupancy restriction, and implemented non-material amendments across the site.
Transforming the Main Garden Centre Buildings
Fytche-Taylor was first appointed to explore redevelopment options for the former garden centre site following the closure of commercial operations in 2019. The buildings had stood vacant for several years, and our clients, Harvest Homes, tasked us with maximising the potential of the existing structures for residential conversion. This formed a key part of a wider strategy to enhance the overall site and increase interest in the allocated land to the rear, which already benefits from planning permission.
Our proposals converted the main buildings into seven dwellings with partial demolition, exceeding typical growth allowances for villages, but delivering much-needed smaller homes. The scheme was strongly supported by the planning authority and approved with minimal conditions.

Multiple Planning Approvals Secured
The Willows is a mixed-use site originally built as a garden centre with an attractive commercial building that previously contained a number of smaller units alongside a restaurant and outdoor sales area. Our latest planning approval for the site is just part of our development strategy for the site.
Located in the popular village of Glentham, close to Market Rasen and Lincoln, the site occupies an attractive edge of settlement location with countryside to the south and west.
