Project Overview
Fytche-Taylor Planning was commissioned by the school and Lincolnshire Couty Council to explore options for an extension and reconfiguration project at Tealby Primary School. The initial enquiry highlighted the school’s aspiration to provide an additional classroom, hall space, and improved office and entrance facilities, while remaining sensitive to the school’s listed building status and location within the Tealby Conservation Area.
Our Stage 1 feasibility work assessed spatial, functional, and planning considerations, identifying viable design options to meet the school’s operational needs and heritage requirements. The findings will guide discussions with the Board of Governors and the Local Education Authority, and provide a clear pathway for next steps.

Stage 1 – Feasibility & Planning Support
Fytche-Taylor conducted a full feasibility review of the site and existing school buildings, including:
Initial site visit and measured survey
Assessment of previous extensions and building constraints
Review of heritage context and conservation area requirements
Development of sketch proposals for a new classroom block and internal reconfiguration
Liaison with the Board of Governors and project team to refine options
Evaluation of planning and listed building requirements
The Stage 1 proposals included:
A permanent replacement for the existing portacabin classroom
A new school entrance and office with clear visibility to the pedestrian gate
Restoration of the main hall to its original multi-use function
New classrooms and flexible learning spaces, designed to BB103 standards
Additional staff and student facilities, including accessible W/Cs and intervention rooms

Planning & Regulatory Considerations
Given the school’s Grade II listed status and location within a conservation area, planning permission and listed building consent are required. Fytche-Taylor:
Reviewed the site’s planning history and constraints
Prepared proposals that respect the heritage and visual significance of the building
Scoped the works in line with Regulation 3 of the Town and Country Planning General Regulations 1992
Assessed the project against EIA regulations, concluding that an Environmental Impact Assessment is not required
Our approach ensures the school has a clear and compliant path to deliver the project while safeguarding heritage assets.
