North Greetwell, Lincoln - Our clients sought to maximise the value of a large plot occupied by a single chalet-style bungalow (see photo) with a view to selling the plot with permission in place.

On their behalf we redesigned the site and whilst our client expected only one replacement dwelling to be suitable for the plot, after creative use of the space we were able to increase the developable area and made a planning application to remove the existing building and replace it with TWO bespoke detached 4-bed character homes.  The plans included the formation of a new, second access to give each dwelling their own dedicated private driveway, maximising plot value and attractiveness to developers. 

Having prepared a meticulous application, our client was thrilled that full Planning Permission was granted in under 7 weeks, with all planning and architecture work completed in-house by our expert team. With permission for two plots secured, the value of the site had increased considerably too, far in excess of their initial expectations.

But it didn't end there! Using our extensive network of clients and developers, we sold this site (STC) on behalf of our clients within 24 hours of gaining planning approval - completing the full circle from initial planning enquiry through to negotiating the land sale.  Consultancy services delivered to achieve this fantastic result included:

  • Full design and plans for two new bespoke character homes, Survey of the existing building & land
  • Preparation of the planning application, Planning Statement, Design & Access Statement
  • Liaison with the LPA and Highways Authority
  • Negotiated property sale
