Flexible Teaching Space Conversion
Project Summary
Fytche-Taylor Planning was appointed to explore the potential re-purposing of Christ’s Hospital School’s existing cricket pavilion into a new, mixed-use facility. The aim was to provide additional flexible teaching and breakout spaces for Key Stage 3 and 4 pupils while making the most of under-utilised existing buildings within the school grounds.
Our initial Stage 1 feasibility review considered multiple options for converting the pavilion, assessing how the building could be reconfigured efficiently and effectively, with minimal expenditure. The findings were presented to the school’s management board and governors to inform the next stage of the project.

Stage 1 – Feasibility & Planning Support
Fytche-Taylor conducted a full feasibility review of the cricket pavilion, producing measured surveys, existing floor plans, and sketch proposals for a 4-classroom mixed-use layout. We reviewed planning history, assessed constraints, liaised with the Local Planning Authority, and presented a summary report with recommended design options to the school’s management board and governors.
Stage 2 – Design & Construction Support
Following Stage 1, we provided detailed architectural drawings, elevations, sections, and 3D visuals. Our team prepared a full tender pack, to enable the board to liaise with contractors and structural engineers, and offered Building Regulations support. This stage ensured the project could proceed smoothly through design, tendering, and construction phases.

Planning & Regulatory Support
A key aspect of this project was ensuring the proposed conversion was fully compliant with planning requirements and to devise an economical solution. Our team:
Reviewed the building’s planning history and current use
Confirmed with the City of Lincoln Council that the conversion did not require a new planning application
Provided advice on use class compatibility and potential constraints
Managed liaison with the Local Planning Authority and other statutory bodies to reduce risk and streamline delivery
This approach allowed the school to confidently move forward with the project, knowing all regulatory requirements were considered.

Through a combination of feasibility, design, planning, and Building Regulations support, Fytche-Taylor helped Christ’s Hospital School explore a practical and cost-effective solution to increase teaching and breakout spaces. The project will provide:
