Bringing a Redundant Village Building Back into Use
The former White Hart Hotel in Newton on Trent presented an excellent opportunity to convert a vacant commercial building into three high-quality residential properties. Before committing to the purchase of the site, the developer sought planning advice to understand the likelihood of securing planning permission and the constraints that could influence the project.
Fytche-Taylor Planning was appointed at an early stage to undertake a planning appraisal, develop an appropriate planning strategy and guide the project through the planning application process.
The Planning Challenge
The proposal involved the change of use and conversion of a prominent former public house within the village. As with many redundant commercial buildings, the scheme required careful consideration of planning policy, the building's contribution to the local area and the principle of introducing a new residential use.
Our role was to demonstrate that the proposal represented a sustainable and appropriate form of development whilst retaining the character of the existing building and delivering a viable future use.

The Outcome
Planning permission was successfully secured for the conversion of the former White Hart Hotel into three new homes, enabling a vacant building to be brought back into productive use while making a positive contribution to the village.
