Fytche-Taylor Planning was appointed by Lindum Homes to lead and coordinate the planning strategy for this major residential development on land off Sleaford Road, Heckington.

Acting as lead agent, our RTPI-accredited team prepared and submitted the outline planning application for 47 new homes, managing the full planning process; coordinating all technical inputs, undertaking detailed policy analysis, authoring the Planning and Design & Access Statements, and leading engagement with North Kesteven District Council - from early discussions through to determination.

The scheme represents a milestone for Fytche-Taylor Planning, having identified and promoted the site through the Local Plan review prior to its allocation, and subsequently negotiating development options to bring the project forward successfully with Lindum Homes.

Delivering sustainable growth

The development site extends to 2.05 hectares on the western edge of Heckington in North Kesteven District, Lincolnshire. The site's location provides an excellent opportunity to deliver high-quality family housing within one of the district’s largest and best-connected villages.

Our submission presented a comprehensive case aligned with the Central Lincolnshire Local Plan and the NPPF, including;

  • 47 dwellings, including 20% affordable housing

  • A new priority T-junction access from Sleaford Road

  • Safe and convenient connections to the existing footway network

  • A balanced mix of 2, 3 and 4-bedroom homes

  • Space for green infrastructure, drainage features and open space provision

Design Approach: A high-quality extension to Heckington

Although detailed design will follow at Reserved Matters stage, the indicative scheme devised with Framework Architects demonstrates:

Environmental & Technical Constraints
| Addressed as a complete package

All environmental, technical and engineering considerations have been fully assessed and resolved through a coordinated suite of reports supporting the outline application. This includes:

  • Highways & Access: Safe and policy-compliant access achieved via a new priority T-junction onto Sleaford Road, with additional pedestrian connectivity and crossing.

  • Drainage & Flood Risk: Entire site located within Flood Zone 1, supported by a comprehensive SuDS-led strategy with permeable surfaces and attenuation basin.

  • Ecology & Biodiversity Net Gain: No statutory or local designations affected; precautionary ecological measures incorporated; BNG baseline established with clear opportunities to deliver gains through landscaping and habitat creation.

  • Trees & Landscape: Boundary hedgerows retained, with plans for additional planting to soften edges and integrate the development into the village setting.

  • Archaeology & Heritage: Low archaeological potential identified, with no adverse effects on listed buildings or heritage assets.

  • Amenity & Local Character: Indicative layout demonstrates strong compatibility with surrounding residential areas, delivering appropriate separation distances and a landscape-led approach in line with NKDC guidance.
