Lead planning consultancy for Lindum Homes, delivering a major allocated housing site on Sleaford Road.

Major Residential Development, Heckington

Fytche-Taylor Planning were appointed by Lindum Homes to lead and coordinate the planning strategy for a major new residential scheme on land off Sleaford Road, Heckington. Acting as lead agent, our RTPI-accredited team prepared and submitted the outline application for 47 new homes, bringing forward allocated site NK/HEC/004 within the Central Lincolnshire Local Plan. A decision on the application is expected this month.

Taking responsibility for the entire planning process, we directed and integrated the work of all technical specialists, undertook detailed policy review, authored the Planning Statement and Design & Access Statement, and managed ongoing discussions with North Kesteven District Council from early engagement through to submission and determination.

Allocated site delivering Sustainable Growth

The development site extends to 2.05 hectares on the western edge of Heckington, forming part of the adopted housing allocation. Its location provides an excellent opportunity to deliver high-quality family housing within one of the district’s largest and best-connected villages.

An indicative layout prepared by Framework Architects (Lincoln) demonstrates how the site can accommodate 47 dwellings with a strong urban structure, landscaped edges, and efficient land use.

A clear and robust planning strategy...

Our submission presents a comprehensive case aligned with the Central Lincolnshire Local Plan and the NPPF. The outline application seeks approval for:

  • 47 dwellings, including 20% affordable housing

  • A new priority T-junction access from Sleaford Road

  • Safe and convenient connections to the existing footway network

  • A balanced mix of 2, 3 and 4-bedroom homes

  • Space for green infrastructure, drainage features and open space provision

Reserved Matters will follow for layout, scale, appearance, and landscaping once outline approval is secured.

Although detailed design will follow at Reserved Matters stage, the indicative scheme devised with Framework Architects demonstrates:

  • A logical internal street hierarchy

  • Attractive frontages and varied character

  • Strong pedestrian permeability

  • Clear block structure and efficient land use

  • Well-proportioned gardens and parking

  • Green corridors and integrated landscaping

The design references the North Kesteven Landscape Character Assessment, ensuring the new neighbourhood fits comfortably within its rural setting.
