9 new homes coming to Louth town centre!  Full planning permission has been granted for our uniquely designed housing development in Louth that will see the demolition of former commercial buildings and warehouses to make way for an incredible development of 9 luxury new homes. 

The site, including the derelict Georgian villa protected by an Article 4 direction, was well known locally as the former headquarters of Douglas Electronics but had sadly fallen into a serious state of disrepair and structural failure. Read more below about how we addressed the heritage constraints to regenerate this large town centre brownfield site to gain unanimous support from the council's planning committee. 

All planning application, heritage and architectural design work was prepared and delivered in-house by our expert team, including:

  • Internal and external measured building surveys
  • Full Architectural Plans and Design for 9 homes - devising different options for our client
  • All planning application work; Planning Statement, Design & Access Statement
  • Heritage Impact Assessment and Heritage Statement to overcome complex Article 4 constraints
  • Liaison with the Local Planning Authority to successful conclusion

As a long-term empty property, the site at 55 Eastfield Road has suffered from water ingress and substantial structural failures over the years, making any realistic prospect of conversion unfeasible. Despite its appearance, with the frontage identified as a heritage asset and with Article 4 protection in place something very special was needed as a replacement and after careful consideration and survey work, our meticulously prepared architectural plans and application won the favour of a unanimous planning committee.

The architectural features found in the older frontage of the site have heavily influenced the new building, which will accommodate 5 new homes with a further 4 to the rear.  Parking is to be provided within a new central courtyard with each new property benefitting from substantial private gardens.

This significant town centre site was almost entirely covered from front to back with development, dominated by the large asbestos sheds that loomed over neighbouring properties for decades, frequently attracting antisocial activity. 

Following full planning approval from East Lindsey District Council we look forward to seeing our clients transform the site as their new townhouse development comes to life!
