A memorable day for Fytche-Taylor Planning saw positive outcomes secured for three very different projects across Lincolnshire.
Every planning project presents its own challenges, but it isn't often that three very different projects all reach a successful milestone on the same day.
That was the case recently for the team at Fytche-Taylor Planning, with positive decisions secured for a historic rural dwelling, a new estate office and a 580-seat temporary stand at Lincoln City Football Club.
The scale and circumstances of each project could hardly be more different, but together they provide a useful snapshot of the breadth of planning work undertaken by our team — and the importance of establishing the right planning strategy from the outset.
Establishing the lawful status of a historic rural dwelling
The first success came with the granting of a Certificate of Lawful Development for a historic dwelling in the Lincolnshire countryside.
The property has a fascinating history stretching back almost a century. With no conventional planning history confirming its residential use, establishing its lawful status required detailed research into decades of documentary and family evidence.
The resulting Certificate confirms the lawful residential status of the existing building and its curtilage, providing an important foundation from which our client can now consider the future of the property and the potential for a replacement dwelling.
It is also a useful reminder for landowners that an older or dilapidated building should not necessarily be dismissed because of its current condition. Its historic use and planning status can be extremely important when assessing the opportunities available.

A new 580-seat stand at Lincoln City Football Club
was planning permission for a new 580-seat temporary stand at Lincoln City Football Club's LNER Stadium.
The additional seating forms part of our ongoing work with the Club as it delivers a series of changes to the stadium during its first season back in the Championship for 65 years.
The stand is one element of a much wider programme of work in which Fytche-Taylor Planning continues to support the Club with the planning requirements associated with the evolution of the stadium.
Working within an established football ground brings a very different set of planning considerations from either of the other two projects, with the need to accommodate operational requirements, spectators, neighbouring uses and a programme driven by the demands of a live sporting venue.

Full planning permission for a new Estate Office
Completing the hat-trick out third decision saw full planning permission granted for a new Estate Office for Lockwood Estates.
The development will provide purpose-designed accommodation to support the ongoing operation and management of the estate.
For rural estates and businesses, development requirements do not always fit neatly into conventional planning categories.
