Imps Territory - Major investment planned for the Sincil Bank site
Fytche-Taylor Planning Ltd are proud to be working in partnership with Lincoln City FC as Lead Planning Consultants on this landmark programme of investment at the LNER Stadium – marking an important next step in the club’s growth and long-term vision for its home.
The recently announced 'Imps Territory' project represents a major upgrade to the matchday experience and a strategic investment in the stadium’s future role within the city. It is designed to unlock value for the club, supporters and the wider community, helping the LNER Stadium evolve into a more active, year-round destination.
Planning applications have now been submitted, with works programmed so that the improvements can be delivered ahead of the 2026/27 season.
Enhancing the Matchday Experience at the LNER Stadium
The proposed developments will transform the supporter experience from arrival through to kick-off, creating high-quality spaces for pre-match build-up, socialising and year-round use. Key elements include:
A new covered fan concourse behind the Rilmac Stand, providing a large sheltered pre-match area
A new event and hospitality space with enhanced bar facilities and improved matchday service
First-floor corporate, conference and banqueting facilities to support year-round use
A reconfigured Fan Village in the south-east corner, alongside a new interactive activity area
Large permanent big screens within the Fan Village and a new big screen inside the stadium
Replacement of the stadium public address system to enhance the matchday atmosphere
A new community café alongside the club shop and ticket office within the Greenlinc Renewables Stand, open throughout the week and on matchdays
Replacement of seating within the Greenlinc Renewables Stand and Stacey West Stand, with safety barrier changes to improve accessibility and sightlines

Fytche-Taylor Planning Ltd are acting as Lead Planning Consultants for the Imps Territory project and the associated planning applications at the LNER Stadium. We are working alongside an excellent project delivery team including;

The proposals have been shaped through close collaboration with Lincoln City FC and the wider consultant team to ensure that the scheme delivers tangible benefits for supporters, the community and the city, while aligning with planning policy, heritage considerations and the operational requirements of a live stadium environment.
Once the planning applications are live, supporters and stakeholders will be able to view the proposals via the local planning authority’s planning portal.
