A Major Regeneration Opportunity
Fytche-Taylor Planning has been appointed as lead planning agent for the full redevelopment of the Albion Works site on Long Leys Road in Lincoln, formerly occupied by A W Curtis & Sons Ltd.
The former food production, bakery and butchery complex closed in 2022, creating a significant opportunity to regenerate this prominent brownfield site. Extending to approximately 1 hectare (2.45 acres), the site forms a large part of the E10 Employment Allocation within the Central Lincolnshire Local Plan and occupies an established location close to Lincoln city centre.

Developing the Planning Strategy
Our involvement began during the acquisition and conveyancing stages, working closely with the new site owners to assess the site's planning opportunities and constraints and establish a strategy for its comprehensive redevelopment.
Fytche-Taylor Planning has also initiated early pre-application engagement with City of Lincoln Council, exploring how the site can be successfully regenerated while responding positively to its employment allocation, prominent location and relationship with the surrounding residential neighbourhood.
Demolition Prior Approval Granted
The project reached its first major milestone in September 2026, with prior approval granted for the demolition of the existing factory buildings across the site.
Fytche-Taylor Planning coordinated the submission in collaboration with the site owners, City of Lincoln Council and the wider project team. The application was supported by a comprehensive package of technical information, including asbestos surveys and removal method statements, risk assessments and detailed demolition method statements.
Creating a New Future for Albion Works
With demolition approved, our Planning and Design teams are now progressing the next stage of the project, exploring options for the long-term redevelopment of the site.
The emerging vision is for a high-quality and distinctive commercial development, combining new employment space with the potential for complementary business and leisure uses. This approach provides an opportunity to retain the site's important employment role while introducing new services and amenities that could also benefit the surrounding community.
The proposals remain at an early stage and will continue to evolve through design development, technical assessment and further engagement with City of Lincoln Council.
