Bassetlaw Local Plan Review - find our more and get professional representation from Fytche-Taylor Planning Ltd.

The Bassetlaw Local Plan was adopted by the Council on 29 May 2024.  It replaced the Bassetlaw Core Strategy and Development Management Policies DPD (2011), and remains the current Local Plan for the area. The Council is now reviewing their Land Availability Assessment (LAA) which underpins the Local Plan and was last updated in 2022.

Do you own land in Bassetlaw? If so, here's what you need to do...

Bassetlaw District Council is carrying out a call for sites to give people and organisations the opportunity to submit sites with the potential for new development or uses. If you have sites that meet the following criteria please get in touch with our team to promote your site:

  • Residential development of five or more dwellings

  • Self-build or custom build housing sites of one or more dwellings

  • New Settlements of 4000 dwellings or more

  • Biodiversity receptor sites with an area of 500sqm or more

  • Retail development with a floorspace of 500sqm or more

  • Economic development e.g., office, factory, with a floorspace of 500sqm or more

  • Gypsy, Travellers or Travelling Showpeople sites

  • Public Open Space

  • Community Facilities

  • Any other developments / uses

The 'call for sites' exercise is open NOW and runs until 4th September 2025. The council state that they will "include your site submission within the Land Availability Assessment and assess the deliverability and developability of the sites. This will become part of the evidence base which informs new planning policy documents, such as the Local Plan. Where relevant, the submitted site may be included in other site assessment processes, such as Biodiversity Offsetting assessments".

Please note that the call for sites and subsequent site assessments processes do not confer any form of consent, indicate that planning permission will be granted or suggest that the sites are suitable for allocating in a planning policy document. Neither is the Land Availability Assessment a material planning consideration in the determination of planning applications.

What do you need to do?  Act now!  High-quality, effective and reliable planning representation is vital. Sites need to be promoted in the right way, and at the right time.  The window of opportunity in each area is normally very short and strict, so preparation is key.

Fytche-Taylor's team have hands-on local authority experience having led Local Plan reviews and Call for Sites consultations and as a planning consultancy we hold an excellent track record in securing site allocations for our clients.  We know what to present and how to maximise the potential of your site so that it stands out as a credible and deliverable development site.
