Amber Valley Call for Sites 2026

Promote your land for development with strategic planning advice

The Amber Valley Call for Sites – Deadline 10 April 2026

Amber Valley Borough Council has opened a new Call for Sites as part of its evidence gathering to inform future plan-making. Landowners, developers and promoters are invited to submit land that may be suitable for development across Amber Valley.

The consultation closes on 10 April 2026. After this date, additional land submissions may not be considered as part of the current assessment round.

If you own land with potential for residential, employment, mixed-use or other forms of development, this is a critical opportunity to ensure it is formally assessed through the Council’s Strategic Housing and Economic Land Availability Assessment (SHELAA) process.

What the Call for Sites Means for Landowners

A Call for Sites is not a planning application, nor does it grant permission. Instead, it forms part of the technical evidence base used to identify land that could be suitable, available and achievable for development in future Local Plan allocations.

In practical terms, land that is not promoted through this process is unlikely to be allocated. Conversely, land that is submitted without supporting information may struggle to compete against better-prepared sites. That's where our experience and support comes in.

When a site is put forward, the Council will assess submissions against a range of criteria, including access, relationship to existing settlements, environmental and heritage considerations, flood risk, deliverability and overall sustainability. A clear, well-structured planning case can significantly influence how a site performs during this assessment.

Promoting your land effectively - what is involved?

Submitting a red line boundary is rarely enough. Effective land promotion requires a considered strategy, supported by planning policy analysis and an understanding of how your site sits within the wider spatial strategy for Amber Valley.

We offer two types of site promotion depending on the size and nature of your land - a light-touch, proportionate approach for smaller sites, and a more comprehensive strategy for larger (major) development proposals, including enhanced environmental searches and supporting technical input where required.

Early identification of constraints - such as highways access, ecology, landscape impact or infrastructure requirements - allows issues to be addressed fully rather than left for the Council to highlight negatively or to be left with a list of unknowns - which will never help your site stand out from the rest. Our site promotion offers includes:

  • An initial appraisal of development potential

  • Review against current planning policy and emerging plan direction

  • Identification of opportunities and risks

  • Preparation of a structured and professionally presented submission

  • Ongoing representation through later stages of plan preparation, if required.

Our approach focuses on strengthening the planning case and positioning your land competitively against alternative sites.

Why timing matters

Local Plans shape development patterns for many years. Sites that are promoted early and consistently are far more likely to progress through the allocation process.

The 10 April 2026 deadline provides a clear window for action. Preparing a strong submission takes time - particularly where supporting technical input may be required - so early instruction is advisable.

Even if you are uncertain about your land’s potential, a professional assessment can clarify the realistic prospects and inform your longer-term strategy.
